One word. Amazing!

I had the pleasure of meeting Amy Walker-Davis and Karen Magon regarding the trust and probate sale of both my aunt's house and my cousin's house in Ventura County, California in August 2023. Unfortunately, my aunt passed away in 2022 and less than a year later in 2023, my cousin passed. The responsibility of clearing the houses and then selling them was borne by me and another cousin. This was even more complicated because this cousin and I, who were undertaking this task, resided in two different states! Amy and Karen proved to be extremely knowledgeable not only about the process of listing and selling these two houses, but also with the unique difficulties of trust and probate sales. They were particularly familiar with the towns and neighborhoods in which the houses were situated and understood the appropriate price points at which to list the houses. This aptitude meant that both houses were under contract in a remarkably short period of time. In addition, they were extremely helpful in helping us locate estate sales professionals, cleaning crews, yard clean up crews, etc. This was particularly important in that my cousin, and I were not local and did not have such contacts. We had to make frequent, limited trips to California to manage as much as we could, and Amy and Karen made that process so much easier. They did not hesitate to get their hands dirty and help with cleaning and prepping the houses for the professional photography sessions and it was a relief to know that we could entrust various matters to them in our absence. I could go on and on! I simply cannot say enough good things about these two ladies! I would not hesitate to recommend them to anyone in the Ventura County area looking to buy or sell real estate.

The short story is you cannot go wrong with Amy and Karen. The long story still doesn't do them justice, but here it is…They are there for you! I’ve worked with numerous agents over almost 30 years with at least 30 real estate closings. Most agents were good, some were not, but very few were great. Amy and Karen are great. I never doubted their primary motivation was what was in my best interest. They worked hard to find the right house for me at the right price in the right neighborhood. I never felt like I was just a number, that I asked too much, expected too much of their time, or had any request too big. I felt like their sole motivation was to work for me. They are a great team! You get a two-for-one deal! They love what they do and bring a positive energizing passion to their work, even when things get rough. Each offers a super-power skill set. Karen’s tireless attention to detail with comps and research ensured I was well-informed and Amy with her big-picture visions and negotiation skills made sure we got the very best price. Together, they are a super solid team. And they are both excellent communicators - direct, honest, and ethical - all critical elements to me. They tag team and never drop the ball. Personalized service based on experience, professional knowledge, and present awareness. Amy and Karen have a depth of knowledge regarding individual neighborhoods, amenities, builders, schools, history, etc… And they generously share all they know. They pay very close attention. While already bringing a depth of information for each neighborhood, it seemed like they did additional research with particular attention to my specific interests and preferences. Additionally, they seem to have an instinctive knack for knowing the best fit for you. And they always work to fine-tune what they know with lots of questions. I loved that they did not presume to know what I needed but instead put forth the effort necessary to learn about me, my interests, needs, and preferences. They will support you through thick and thin. Finally - I knew they had my back when they went above and beyond to support me thru the worst mortgage loan process I’d ever experienced. (And NOTE - this was not their referral) They advocated for me and helped me navigate thru an incredibly stressful underwriting process. I felt I had a team of knowledgeable and stalwart advocates on my side throughout the mortgage broker's questionable process and demands. They served as witnesses to back me up, mediated, negotiated and helped me hold the line with this person. I never felt alone. Again, I knew they had my back! And when the final numbers were questionable, and my head was spinning, and I didn't know which way was up, they tirelessly advocated and communicated for me with the escrow and mortgage folks to help to untangle and simplify and explain things. They crunched numbers, translated, confirmed, reviewed, and consistently stuck through the process to the end. I will be forever grateful for their efforts. Obviously, I 100% recommend you grab these agents if you get the chance, whether buying or selling. Amy and Karen fully supported me through the buying process from the search to the negotiations, from the loan process thru the closing - and I wasn’t even in town for most of it! They even offered me their lockbox so my contractor could get in and out of the house. Whether a seasoned investor or a new buyer you cannot go wrong with these wonderful ladies. They are as good as it gets.

Karen and Amy were extremely attentive and responsive when advocating on our behalf. They also listened to what we were looking for and delivered. I would recommend them in a heartbeat for any real estate needs.

Karen and Amy were extremely helpful in every aspect of the moving process. They helped my husband find trades people to handle any repair issues that arose, secured boxes on nextdoor.com that someone was giving away, saving money on moving expenses, organized the pick-up of furniture my husband was not keeping with local charities, changed light switches, lights and many minor things in the house that made a huge difference in the presentation. My cat ran away while movers were at the house, Karen and Amy were extremely helpful trying to find her. They spent many hours and days searching the neighborhood trying to find Cleo. I can't say enough about the performance of Karen and Amy and highly recommend them to anyone selling or buying property.
